MJC Construction & Refurb recently partnered with Black Cat Building Consultancy to rejuvenate Unit 4 at Abbeymead Industrial Park in Waltham Abbey. This project focused on modernising the space and incorporating energy-efficient upgrades to meet today’s sustainability standards.
About the Unit
Built in the early 1990s as part of the Brooker Road Industrial Estate, this 4,042 sq. ft. industrial and warehouse unit had seen better days. Located just south of Waltham Abbey town centre and with immediate access to the M25, it was well-positioned but in need of a refresh.

With a clear-span steel portal frame, insulated cladding and brick elevations, the building required updating to make it functional, efficient and ready for its new tenant.
The Work We Delivered
Over an 8-week period, MJC delivered a complete internal and external refurbishment. Key improvements included:

Energy Efficiency Upgrades:
The outdated gas supply was terminated and replaced with energy-efficient electric heaters.
All lighting was upgraded to modern LED fixtures with PIR motion sensors for enhanced energy savings.

Roof & Gutter Repairs:
Repairs and recoating were carried out on the roof, and a new Plygene Gutterline System was installed to ensure durability and weatherproofing.

Office Revamp:
The open-plan first-floor office was given a fresh look with new flooring, heating, lighting, and a full redecoration.

Toilet Facilities:
Male, female, and accessible toilets were fitted with new sanitaryware and fully refurbished.

Structural Repairs:
Repairs were carried out on the roller shutter door and internal and external concrete floors to restore their condition.

Meeting Deadlines and Exceeding Expectations
This project came with a tight deadline, as a new tenant was ready to move in. Thanks to our skilled team and efficient planning, we completed the project on schedule and within budget.

The result is a refreshed, energy-efficient industrial unit, ready to support its new tenant’s operations while minimising its environmental impact.
