Turning a sow’s ear into a silk purse
A change in ownership of a neglected industrial estate in Maidenhead presented the ideal opportunity for MJC, working closely with CS2 Surveyors, to develop a stunning outcome for the new owners.
The Boyn Valley Industrial Estate consists of 9 single storey units built in the 1960’s. Hoping to demolish and replace with housing, the previous owners had left the premises to deteriorate. However unable to get planning, the estate was sold, with CS2 appointed to oversee the redevelopment.
MJC was appointed to carry out the full refurbishment of Unit H, a 450sq m light industrial unit that had previously been a car repair workshop. Our brief was to make the building watertight, visually appealing and fully compliant.
Working closely with CS2 and the roofing company, MJC were able to engineer solutions that further improved the overall project.
Measuring 30 x 15m with a ridge height of 6m, we removed the existing asbestos cement roof sheets and replaced them with Euroclad Elite 2 Roof System, to stay within the weight tolerances of the existing concrete frame. At the same time as replacing the roof, we recommended an alternative guttering solution to increase the capacity for rainwater run-off.
Internally all M&E, plumbing and heating was stripped out and replaced. New windows and doors were installed with ceiling, walls, flooring and decoration throughout.
Work was completed in 12 weeks, on time and on budget at £365,000. The result was to turn a neglected, non-conforming shed into a valuable and rentable asset.
